Aspreys – Foul Connection and Construction of Pelican Crossing

The foul connection in Aspreys is now complete. There remains a street light to relocate which will be undertaken between September 22nd – 24th, these works will only require a temporary footpath closure. The connection of the beacons and the lining of the zebra crossing cannot happen until notification has been made and the Traffic Regulation Order process completed.

MK Highways has received comment back from the Police and notification for the zebra crossing will commence on the 16th September 2021 for a period of 3 weeks.

Once these 3 weeks are complete the final zebra crossing works can be completed with white lining laid, beacons connected and unbagged.  These works are anticipated to be undertaken week commencing 11th October and will be carried out with temporary traffic management.

 This is a very strict formal process that needs to be followed so nothing more can happen before the notification period completes.

Phase 4 – Closure for works between Stilebrook Road and Drift Way (Timescales 13th September – 1st October)

Yardley Road will be closed between 08:00am and 18:00pm on weekdays and 08:00 and 13:00pm on Saturdays.

  • Access to Stilebrook Road, Swallow Drive and frontage properties on Yardley Road will be via diversion.

Outside of working hours through access will be available for residents of Yardley Road, Swallow Close and Businesses of Stilebrook Road for light vehicles only, no HGV’s will be able to use this access and will be required follow the diversions.

Diversions

The diversions proposed by Milton Keynes Highway Department will be the same for both phases, but opposite directions and dependent on which Phase is being worked upon at that time. 

The diversion will be fully signed but in brief will run from Drift Way onto Warrington Road (A509) to Bedford Road East (A428) then onto Yardley Road (B5388). Please refer to the Yardley Road Olney MK46 5EA - Diversion Route .

Pedestrian/cycle routes will be diverted locally to the works to ensure existing routes can be maintained where possible.

We understand these works and subsequent road closures are likely to affect your usual travelling routes and day to day activities. The Contractors carrying out the works, M&J Evans Construction, will be working to complete the works as swiftly as possible and with minimal disruption to all concerned.

s278 highway improvement works

Yardley Road – Highway Improvement Works – Highway Drainage, Speed Table and Pedestrian Crossings

Yardley Road will have a full road closure in place from 23th August 2021 for approximately 6 weeks. Please refer to Phase 3 & 4 on the downloadable plan Section 278 Phase 1 Rollout. The plan indicates where the works will be taking place on Yardley Road.

UPDATED INFORMATION - Phase 3 UNSCHEDULED REMEDIAL WORKS Closure for works between Swallow Close and Stilebrook Road (Timescales 4th October – 12thOctober) 

Additional works are required due to a design inconsistency with the existing carriageway resulting in the ramps being too steep on the development side of the ramps.

The original road closure notice was due to end on the 12th October and it will be our Contractors goal to carry out these works ahead of this date but will unfortunately mean an additional period of traffic management.

The traffic management will consist of a full road closure during working hours which will be reopened after working hours as a single lane closure under 2-way traffic lights for access.  The details are as follows:

Yardley Road will be closed between 08:00am and 18:00pm on weekdays and 08:00 and 13:00pm on Saturdays.

Piling works: 20th – 23rd July to rear of Aspreys

The marked up plan identifies 3No plots that will have the foundations piled between 20th July and 23rd July.

The piling method is by driven piles, this entails a large machine and piling hammer to knock the piles into the ground.  The depths can vary but can often go as deep as 30m.

 The result of these works may create a regular thud within the ground throughout the day which might be felt or heard from nearby properties.  The plots are some distance from the Aspreys so shouldn’t create too much of an issue.

Accordingly, the works will be complete as soon as possible to minimise any disruption or inconvenience.

Trees and Vegetation works

Works will be commencing on Monday 22nd March on a tree 12 (as labelled in the arboriculture report) behind 18 Aspreys, this is to allow for the drainage works to proceed within the development. The work involves reducing the crown of this tree, the work has been agreed by the MKC tree officer.

Trimming works are required to the overgrown MK Council hedgerow along Yardley road to the rear of Woodpits Lane properties. This is to allow for drainage to be installed, we are awaiting further site visit with tree officer prior to works commencing. Residents will be notified in advance of commencement.

UPDATE: These specific works are now complete.

Access works to Yardley Road

Following the earlier postponement of these works due to service work clashes M&J Evans Construction Limited will re-commence the access works on Thursday 15th April.  

The works will involve a lane closure with traffic management for up to 10 working days to enable access to the working area.

Whilst there is a lane closure in place there will be works undertaken on the foul drainage upgrade and connection works on Yardley Road and Aspreys, including tree works, please see that article for further information.

Foul drainage upgrade and connection works on Yardley Road and Aspreys

M&J Evans Construction Limited, on behalf of the Consortium, have now completed the foul installation within the Yardley Road verge, associated tree works and footpath construction and levelling of the existing verges.

The final landscaping and seeding to the verges has been delayed due to recent inclement weather but is anticipated to be complete by the end of Friday 2nd July subject to having sufficient dry weather.

The final foul drainage connection in Aspreys will be undertaken as part of the Section 278 works in August, these works will require a road closure for approximately three weeks, further information will be updated in due course.

Updated Phasing and Occupation strategy

The consortium has published their latest Phasing and Occupation strategies, outlining when the new homes at the development will be completed and occupied by new residents.

All 250 homes will be completed on the site between 2021 and 2024, with the first 50 homes expected to be completed in 2021.

The first homes will occupied by their new residents in July and August 2021, with further completions and occupations scheduled until July 2023.

The show home was completed in April 2021, allowing buyers to view their potential new home. In order to open the show home, the construction access has moved further south and will continue to be used for the duration of the build out.

The first public open space areas to the east of the site are also expected to be completed this year, with further spaces complete in 2023 alongside the new community centre.

The occupation strategy will be reviewed and revised if necessary on a quarterly basis as the project progresses.

Upgrade works to the existing highway along Yardley Road

Upgrade works will commence on the existing highway along Yardley Road towards the end of June. These works will last for approximately 10 weeks and include a road closure for approximately a 2 weeks period (more information including diversion routes to follow). The designs are technically approved and legal agreements are currently being completed. There is a 12 week notice and lead-in period for working within the highway.
